Indoor Court Construction in Connecticut: Clear Height, Cost, and Building Types
Connecticut takes roughly five months a year away from anyone who plays on an outdoor court. That is the entire reason indoor court projects keep landing on our desk, and it is why the economics of an indoor facility look nothing like the economics of a backyard build. Outdoors, you are buying a surface. Indoors, you are buying a building, and the court is the cheapest thing in it.
This guide covers what actually governs an indoor court project in Connecticut: the clear height you need, the square footage you need, the four ways to get a roof over a court, and where budgets really go. Clear Height Is the First Thing to Check, Not the Last
More indoor court projects die on ceiling height than on any other single number, and people almost always check it too late, usually after signing a lease.
The critical measurement is clear height: the distance from the finished floor to the lowest obstruction over the court. Not to the roof deck. Not to the bottom of the joists. To the lowest thing in the way, which is usually a sprinkler main, a duct run, a light fixture, or a roof drain.

Tennis is the number that surprises people. A building that comfortably holds four pickleball courts is often nowhere near tall enough for one tennis court, which is why indoor tennis in Connecticut tends to live in purpose-built structures and domes while indoor pickleball can move into existing commercial buildings.
If you are within a foot or two of the minimum, walk away or plan on relocating obstructions. Players notice a low ceiling within one game, and you cannot fix it later.
How Much Floor Space You Actually Need
The playing area is never the footprint. A pickleball court is 20 by 44 feet of lines, but nobody can play on 20 by 44 feet of building.
- Per pickleball court: plan a 30 by 60 foot minimum footprint. 34 by 64 feet is the comfortable number.
- In a multi-court hall: courts can share side space, so budget roughly 2,000 to 2,400 square feet per court including circulation.
- A four-court indoor pickleball facility therefore needs somewhere in the range of 10,000 to 14,000 square feet of column-free space, plus lobby, restrooms, storage, and mechanical.
- Indoor tennis wants about 60 by 120 feet per court, which is 7,200 square feet before you add anything else.
Note the phrase column-free. Column spacing is the second thing that disqualifies a building. A structural column landing inside a court, or inside the run-out behind a baseline, cannot be designed around. When you walk a candidate building, walk the column grid before you admire the space.
Four Ways to Get a Roof Over a Court
Air-supported dome
A fabric envelope held up by constant, slightly pressurized air. Lowest cost per square foot, and it can be seasonal, which is why so many Connecticut tennis clubs run domes from November through April and play outdoors the rest of the year.
The tradeoffs are real. It runs on a blower that has to run continuously, which means a backup blower and a generator are not optional in a state that loses power in nor’easters. Heating a dome through a Connecticut winter is a meaningful operating line item, not a rounding error.
Fabric tension structure on a rigid frame
A steel frame with a tensioned fabric skin. No air pressure required, so no blower dependency, and it reads as a permanent building to most zoning officials. Mid-range cost, faster to erect than steel and masonry, and the interior is bright because the fabric transmits daylight.
Pre-engineered metal building
A conventional permanent building. Highest cost per square foot of the three, best insulation and acoustics, best insurance and financing treatment, and the one that holds resale value. If the facility is the business rather than an amenity, this is usually where operators end up.
Warehouse or flex-space retrofit
Connecticut has real inventory of older industrial and flex space along the Route 8, I-91, and I-95 corridors, and for indoor pickleball this is frequently the fastest route to opening because the shell already exists and is already permitted as a building.
The shell being free is exactly why the diligence matters. A retrofit lives or dies on three checks:
- Clear height to the lowest obstruction, as above.
- Column grid that does not put a post inside a court or a run-out.
- Slab condition and flatness. You are coating this slab, and unlike an outdoor court there is no drainage slope to disguise a dip. Old industrial slabs are frequently cracked, out of plane, sloped to a floor drain, or contaminated with decades of oil that will reject a coating.
Add a fourth, non-structural check: change of use. Going from warehouse to a place of assembly changes occupancy classification, which drives parking counts, egress, sprinklers, and restroom fixtures. That conversation with the town is the schedule risk on a retrofit, not the construction.
Where an Indoor Budget Actually Goes
Owners come in expecting the surface to be the cost. It is not. Planning ranges for the shell in 2026 look roughly like this:

Treat every one of those as a planning range for a feasibility conversation, not a quote. What moves a real indoor budget is rarely the structure line:
- Site work and utilities. Bringing power, water, and sewer to a site, plus stormwater management for a new roof and a new parking lot, can rival the building.
- Lighting. Indoor court lighting is a designed system, not a fixture count. Uniformity and glare control matter more than raw output, and pickleball’s fast overhead play is unforgiving of a bad layout. Our pickleball court lighting guide covers the principles that carry indoors.
- HVAC. A room full of people playing a fast sport is a load. Under-designing it is the most common regret we hear from first-time operators.
- Acoustics. This is the sleeper. Pickleball is loud, a hard building is reflective, and an untreated multi-court hall is genuinely unpleasant to stand in. Acoustic treatment is cheap at design time and expensive to retrofit.
- The court surface itself, which is usually a modest fraction of the total.
The Surface Question Changes Indoors
Outdoors in Connecticut, surface choice is dominated by freeze-thaw and UV. Indoors, both of those disappear, and the criteria become grip, cushioning, ball response, and player comfort over long sessions.

What changes indoors is that the slab matters more, not less. An outdoor court is built with a 1 percent slope, which quietly absorbs small imperfections. An indoor slab is flat, so every low spot, every trowel mark, and every crack telegraphs straight through the coating.
Permitting: Assume Site Plan Review
An indoor facility is a building, so a building permit is certain and zoning approval for the use is near certain. Air-supported domes are structures too, including seasonal ones.
The part that catches operators is that the courts are never what the town wants to talk about. Parking counts, traffic, hours of operation, lighting spill, and stormwater are what fill the hearing. A Realistic Sequence
- Set the sport and court count. This fixes your height and square footage requirements before you look at a single building.
- Screen buildings or sites against clear height and column grid. Most candidates fail here. That is the point of doing it first.
- Confirm the use with zoning before you sign a lease or a purchase and sale agreement. A change of use is the schedule risk.
- Design the systems, meaning lighting, HVAC, and acoustics, alongside the courts rather than after them.
- Build the courts last, onto a slab you have verified.
The order matters. Nearly every indoor project that goes badly went badly because the building was committed to before the height, the columns, or the use were confirmed.
