Damaged Sport Court? How to Diagnose the Problem Before You Pay to Fix It

Most advice about sports court repairs starts with the fix. That is the wrong end of the problem. The reason court owners pay twice is almost never that they chose the wrong patching product. It is that they repaired a symptom on a court whose base was already failing, and the crack came back the following spring.

This guide is about diagnosis. Before you take a quote on a damaged sport court, you should be able to tell the difference between a surface that is simply worn out and a court that is moving underneath you, because those two problems have completely different price tags.

Wear Versus Damage: The Distinction That Sets the Budget

A worn court and a damaged court can look similar from a distance. They are not the same thing.

Wear is cosmetic and functional degradation of the coating. The color fades, the sand texture polishes smooth, traction drops, lines lose contrast. The surface is still continuous and still sealed. Wear is solved by resurfacing.

Damage means the surface is no longer sealed, or the structure beneath it has moved. Cracks pass through the coating into the asphalt or concrete. Water pools. Coating lifts away in sheets.

The dividing question is simple: can water get underneath? In Connecticut, that single question determines whether you are looking at a maintenance expense or a structural one, because water below the surface freezes, expands, and turns a modest problem into a major one over one winter.

Reading Cracks: The Pattern Tells You the Cause

Not all cracks mean the same thing. The pattern is diagnostic.

That last row matters most. If one side of a crack sits higher than the other, the ground moved. No filler, membrane, or coating corrects a court whose base has shifted. A contractor who quotes crack filling on a heaved court without discussing the base is quoting the wrong job.

Recurring cracks are the single clearest diagnostic in this entire guide. A crack that reopens at the same location after a competent repair is telling you, unambiguously, that the cause lives below the surface.

Standing Water and the Nickel Test

Low spots, called birdbaths, are the most under-diagnosed court defect, largely because owners do not know there is an objective standard for them.

There is. ASBA member contractors work to a published tolerance: one hour after rain stops, no depression should hold water deeper than the thickness of a nickel, roughly 1/16 inch. That is the test. It requires a rainstorm, a nickel, and an hour of patience, and any court owner can run it.

It is worth running, because standing water is rarely just standing water. It softens the coating bond, accelerates oxidation, and in a Connecticut winter it becomes ice that pries the surface apart from within. A birdbath that fails the nickel test is a coating failure and a freeze damage claim waiting to happen.

Where the water sits also tells you something. Birdbaths scattered randomly across a court usually reflect surfacing tolerance, and they can be corrected with leveling compound during a resurface. Birdbaths concentrated at one end or along one edge usually reflect base settlement or a drainage problem, which leveling compound will hide temporarily and not solve. Delamination: When the Coating Lets Go

Delamination is coating separating from the surface beneath it, usually appearing as blisters, bubbles, or sheets that peel at the edges. Tap a suspect area. A hollow sound means the bond is gone.

Common causes are moisture rising through the slab from below, coating applied over a dirty or damp surface, coating applied too thick or in the wrong temperature window, or too many accumulated resurfacing layers. That last cause surprises people. A court resurfaced repeatedly over decades eventually carries a coating stack too thick to stay bonded, and the correct answer is removal rather than another layer.

Delamination is one of the few defects where the repair history matters as much as the court. Ask when the court was last resurfaced, and how many times.

Equipment, Fencing, and Lines

Not every problem is the slab.

  • Nets and posts. Post footings can heave with frost. A leaning post is a base signal, not a hardware one.
  • Fencing. Sagging fabric and leaning line posts usually mean footing movement or corrosion at grade.
  • Lighting. Failing fixtures and photometrics that no longer meet the original design are a safety and playability issue, especially on courts with evening use.
  • Line markings. Faded, misaligned, or conflicting multi-sport lines are cosmetic, and restriping is inexpensive. But lines that crack in a repeating pattern are tracing a crack in the surface beneath them.

Repair, Resurface, or Rebuild

Once you have diagnosed the court, the decision framework is short, and it keys off the base every time.

Repair when the base is sound and problems are isolated: a few thermal cracks, one birdbath, a patch of peeling coating, worn lines.

Resurface when the surface is broadly worn or faded but the base is still solid. Resurfacing bundles the repairs into the process, which is why several stacked repairs are frequently more expensive than the resurface that would have absorbed them all. Rebuild when cracks return after repair, the base has heaved or settled, or large areas hold water. These are all the same finding stated three ways: the sub-base has failed, and no surface treatment placed on top of it will last.

The uncomfortable version of this rule is that a cheap quote on a failing base is the most expensive option available. You pay for the patch, you pay again when it reopens, and you pay a third time for the rebuild you needed at the start.

Why Connecticut Courts Fail Faster

Freeze and thaw cycling is the dominant driver of court deterioration in Connecticut, and it works by a specific mechanism worth understanding.

Water enters a hairline crack or sits in a birdbath. It freezes and expands by roughly nine percent. That expansion widens the crack or lifts the coating. The next thaw lets more water into the larger opening. Repeat this across a Connecticut winter, dozens of times, and a crack you could have filled for a few hundred dollars in October has become a structural repair by April.

This is why timing beats technique here. The most valuable thing you can do for a damaged court is close it to water before winter. Repairs themselves want temperatures reliably above 50 degrees Fahrenheit for acrylic to cure, which means late spring through early fall is the working window, and fall is your last defensive move before the freeze.
